Some factors are:
What is the market like at present for your particular style of home? What improvements have you made in the last 5 years, 10 yrs.? How old is your home? Where is it located? There are so many that determine the length of time that it take to sell. What about price, number of rooms, number of bathrooms, 1 or 2-car garage, property size, schools, in area? All of these are determining factors.

Price will probably be the most dominant, as most buyers have a budget to stick to. Homes that are overpriced will take longer to sell. Today’s consumer is better educated and price-wary. Sell your home in the right range as it will attract more buyers and it will sell faster.

In the end it will come down to the one most determining factor…your buyer(s) will be the one person who takes mental ownership of the home after viewing all of the rooms and thinking to themselves, that they would be real comfortable living here and they can picture their children playing there and their pictures on the wall and their furniture in the living-room. Once mental ownership takes place; it’s more or less a done deal. It is having the patience to wait for that buyer…somewhere out there, is the right buyer for your home.
